Your new role
Our client is seeking an experienced Commercial Manager to take responsibility for a portfolio of planned maintenance contracts worth over £10 million. This is a senior leadership role requiring a commercially astute individual with a proven track record in managing high-value works, leading commercial teams, and ensuring robust financial control. The successful candidate will report directly to the senior leadership team and will be instrumental in driving performance and profitability across multiple projects.

Responsibilities will include:

Leading and managing the commercial function for planned maintenance contracts valued at over £10 million.

Developing and implementing commercial strategies to ensure financial efficiency and contractual compliance.
*

Managing budgets, forecasts, and financial reporting across multiple contracts.
*

Overseeing procurement, tendering, and contract negotiations with subcontractors and suppliers.
*

Providing commercial insight, identifying risks and opportunities, and advising senior management accordingly.
*

Ensuring all projects are delivered in line with agreed timescales, quality, and cost objectives.
*

Leading, mentoring, and developing a team of Quantity Surveyors and other commercial staff.
*

Managing variations, change control, and dispute resolution where required.
*

Building and maintaining strong relationships with clients, stakeholders, and supply chain partners.

What you will need to succeed:

Proven experience in a Commercial Manager role (or Senior Quantity Surveyor ready to step up) within construction, ideally with a focus on planned maintenance or refurbishment.
*

Track record of managing contracts and frameworks in excess of £10 million.
*

Strong knowledge of construction contracts, particularly JCT and NEC.
*

Excellent leadership, negotiation, and stakeholder management skills.
*

A degree in Quantity Surveying, Commercial Management, or a related discipline (or equivalent experience).
*

Membership of RICS or working towards is advantageous.
*

A proactive and strategic thinker with strong problem-solving abilities.
