Our client is a well-established and fast-growing housebuilder in the North West, known for delivering high-quality, energy-efficient homes with a strong focus on design, sustainability and customer satisfaction. They operate across multiple live developments each year, building around 100 homes annually, and are recognised for their collaborative culture and commitment to excellence.

Your new role

Our client is seeking an experienced Buyer to take ownership of procurement activity across multiple residential developments in Cheshire and the wider North West region. This is a key role within the commercial team, offering the opportunity to manage a significant annual spend while driving cost efficiencies, supporting project delivery, and ensuring a first-class supply chain.

Responsibilities will include:

*

Overseeing procurement across approximately six live sites, managing an annual spend of £2.5m, with a strong focus on bricklaying, joinery and plant hire.
*

Tendering key categories on an annual basis, consistently challenging costs and identifying opportunities for savings.
*

Liaising closely with the estimating team to provide input on pricing for tenders.
*

Managing supplier relationships, including assessing performance against SLAs, identifying gaps in the supply chain, and maintaining strong working partnerships with existing suppliers.
*

Working with Quantity Surveyors to set up budgets for new projects and ensuring all materials are purchased within agreed budget parameters.
*

Engaging with Site Managers, Quantity Surveyors and Project Managers to develop material schedules for each project.
*

Researching and recommending alternative products that offer cost, availability or performance benefits over specified materials.
*

Supporting the smooth delivery of developments by ensuring materials are delivered to site on time, to specification and within cost targets.

What you will need to succeed:

*

Proven experience as a Buyer within housebuilding, construction or a related sector.
*

Strong knowledge of building materials, suppliers and construction procurement processes.
*

Commercially astute with the ability to challenge costs and drive savings.
*

Excellent negotiation, supplier management and communication skills.
*

Ability to manage multiple live projects and priorities simultaneously.
*

A collaborative approach, working effectively with internal teams and external partners.
*

Strong IT skills, ideally with experience in COINS or other construction-specific systems (desirable).
