Commercial Manager

Our client is a leading specialist contractor within the façade and building envelope sector, delivering complex and high-value projects across the UK. With a strong reputation for quality, technical expertise, and project delivery, they work with major developers, tier one contractors, and prestigious clients across residential, commercial, education, healthcare, and mixed-use sectors.

Due to continued growth and a strong pipeline of secured work, our client is looking to appoint an experienced Commercial Manager with a proven background in façades, cladding, curtain walling, glazing, roofing, or main contracting.

This is a senior commercial position offering the opportunity to play a key role in the successful delivery of major construction projects while helping drive the commercial performance of the business.

The Role

Reporting directly to senior leadership, the Commercial Manager will oversee the commercial and contractual management of multiple façade and construction projects from pre-construction through to final account.

The successful candidate will work closely with project teams, clients, subcontractors, and suppliers to ensure projects are commercially successful, risks are effectively managed, and contractual obligations are fully administered.

This role would suit a commercially astute individual who is confident managing large-scale packages and thrives within a fast-paced construction environment.

Key Responsibilities

* Full commercial responsibility for multiple façade/building envelope projects
* Preparation, management, and negotiation of contracts and subcontracts
* Oversee project budgets, cost reporting, forecasting, and cash flow management
* Manage applications for payment, valuations, variations, and final accounts
* Identify, manage, and mitigate commercial risks across projects
* Work collaboratively with operational and estimating teams during project delivery
* Lead commercial meetings with clients, subcontractors, and key stakeholders
* Ensure compliance with contractual obligations and company procedures
* Monitor project profitability and implement strategies to maximise margins
* Support procurement activities and subcontractor management
* Provide commercial guidance and mentorship to Quantity Surveyors and junior staff
* Assist in dispute resolution and commercial negotiations where required

Candidate Requirements

* Proven experience in a Commercial Manager, Managing Quantity Surveyor, or Senior QS role
* Strong background within façades, curtain walling, cladding, glazing, roofing, or main contracting
* Excellent understanding of construction contracts including JCT and NEC forms
* Demonstrable experience managing high-value construction projects
* Strong commercial acumen with excellent analytical and negotiation skills
* Ability to manage multiple projects and deadlines effectively
* Excellent communication and stakeholder management abilities
* Degree qualified or equivalent in Quantity Surveying, Commercial Management, or Construction-related discipline preferred
* Full UK driving licence
