I am currently working in partnership with James Scott Associates, looking to recruit a lead residential surveyor to join their growing team.

James Scott Associates, a family-run, RICS-regulated surveying practice based in the picturesque setting of Stanley Park, Blackpool, is offering a unique opportunity for an experienced Residential Surveyor (MRICS or AssocRICS) to take ownership of its expanding residential service offering.

This is a career-defining role for someone ready to step up and lead. With a strong existing client base and growing demand for RICS Level 2 and Level 3 Home Surveys, this role is ideal for a technically strong surveyor with an interest in service development, team leadership, and business growth.

The Opportunity

The successful candidate will have the autonomy to shape and grow a dedicated residential surveying arm within the practice. This includes delivering high-quality RICS Home Surveys (primarily Levels 2 and 3), developing operational processes, and, in time, supporting the recruitment and mentoring of additional residential surveyors.

This is an ideal opportunity for someone with ambition, who wants to do more than just deliver surveys - someone who's ready to help build and lead a service line from the ground up, with the full backing of a well-established and supportive team.

Key responsibilities include:

* Undertaking RICS Level 2 (HomeBuyer) and Level 3 (Building Survey) inspections and reports
* Managing and growing the residential survey workload and client base
* Leading on quality, consistency, and professional standards within residential services
* Working alongside the Director on strategy and service development
* Supporting the wider business with residential insight and technical input

Candidate Profile

The ideal candidate will be confident, detail-oriented, and commercially minded - with a strong understanding of building pathology and a passion for delivering trusted advice to residential clients.

Requirements:

* MRICS or AssocRICS qualified
* Proven experience conducting Level 2 and Level 3 Home Surveys
* Excellent report writing and client communication skills
* Strong knowledge of residential construction and common defects
* A proactive, leadership-oriented mindset
* Full UK driving licence

Why This Role?

* Lead and grow a new service area with full backing from the Director
* Shape your own team and service standards over time
* Enjoy autonomy and trust in a friendly, flexible working environment
* Be part of a growing, respected RICS-regulated firm with a strong local reputation
* Work from a stunning heritage office in Stanley Park, Blackpool
* Be supported by a collaborative team that values clarity and integrity

The salary on offer will be between £40,000 - £50,000 depending on experience.
